From the beginning of sketch design we are committed to the victory of your project. Our service is tailored to include you fully in the design process, and then release you from the daily concerns of the building process. The commencement of the design process! Concepts are produced and discussed in response to the brief and other relevant factors. Ideas are refined until a design solution is reached. Design proposals include plans, elevations, and a preliminary project estimate is produced. The design is developed to resolve the finer details such as preferred construction solutions, building fabric, material selections, colors, interior fittings, finishes, joinery and so on. Client feedback is sought throughout this stage to ensure the integrity of the vision’ is maintained. Documentation of the project is undertaken. This includes engaging consultants appropriate to the project, such as a Structural Engineer, Building Surveyor, Energy Consultant, etc, and seeking of the suitable permits. At completion Contract Documents including active drawings and specifications are produced ready for tendering negotiating with pertinent builders, latter which a building contract is established. The building works are overseen, and regular site visits and site meetings are scheduled. The quality of the work, program with which the works are completed, and ongoing payment claims are evaluated by the Architect in accordance with the building contract. Should any changes be needed by the client or otherwise, the Architect will yield considered advice and recommendations to the client, and arrange to incorporate these into the works. The Architect will regulate the works up to the client taking occupation of their dream’, and subsequently through a defects period where the Architect will arrange for the Builder to rectify any faults that may arise.
